I read this series when I was in my teenage years, or at least the first three books. My mother gave the books away and now I can't find remember the titles or the author but I would really like to track down the fourth book so I can find out how the series ends.

It had a teenage, male protagonist. I don't think it ever said his age but I guess about 13-14. Over the series he befriends a girl in his year at school who is considered scary and belligerent. I remember that she had an older brother nicknamed Bunny because his actual name was Warren. The male character had an older sister who dated Bunny. The male character's mother was single and his dad was not in the picture. However the third book implied at the end that his father was involved with the bad guys.

The series revolved around this one site, an old building. I think they said it used to be a boarding school for boys. It is somehow important to the bad guys; a group of four consisting of three men and a woman. The place is haunted by the ghost of a young boy who I think attended the school. I can't quite remember his name but it might have been Arnold. The main male character was the only one who could see him and the ghost boy thought that he was special. The female character knew that the male character could see a ghost.

In either the first or second book the place was turned into some kind of special learning facility where the bad guys offered after school lessons but actually brainwashed the kids into doing the things their parents wanted them to do. The female character was brainwashed into wanting to sing because her mother wanted her too. She was awakened from the brainwashing by strobe lights at a party she attended. The ghost saved the male character from brainwashing but he played along to fool the bad guys. They managed to wake the other kids up at some sort of recital.

In the third book the bad guys let a gypsy group camp on the grounds. They were hypnotizing them somehow and putting masks on them to look like members of the town. Can't remember why. The male and female characters saved the day again by unmasking them, which somehow woke them up. The female character gave the male character a kiss on the cheek hinting romance for the 4th book.

I have a distant memory that the author's name was short. Like two initials and a short last name or something.

I have tried typing a lot of this into google but no dice. Please help me :)

Found it! :) Was typing random related words into google and managed, completely by accident (actually a typo) to find part of a title. So happy :)
