Can't remember the names of these books

Ok, so i have really been wanting to reread some books that i read when i was younger, but i cannot remember the titles OR the authors! can anyone help me?

Book #1
This book is about a girl who moves to America from England after her parents die, and she goes to live with her uncle. When she sees her Uncle he tells her a story about how he saved a millionaire's daughter from a runaway horse, and the millionaire gave him his business card and told her Uncle if he or his family ever needed anything at all, to come to him. And he shows the girl the card.
After only like one day her uncle dies in a work accident, so she takes the millionaires card, and goes to beg him for help because she has no family left.
When she gets to his house the family is in the middle of packing up to go to their summer house, and they mistake her for a governess applicant. She goes in to wait to speak to the Lady of the house when she sees a little girl crying because the butler, who i remember is names Jeffery, took her kitten away. She calms the little girl down and looks up to see the millionaire standing there, but he doesn't say anything. Then she gets interviewed by his wife but she immediately hates her because she's so pretty, but she hires her because, after seeing how well she calmed down his daughter, her husband forces her to hire the girl.
The girl and the millionaire end up falling in love, and his wife keeps trying to kill her using secret passageways that are all through the house that was once used for the underground railroad.
In the end the wife kills her maid (Nancy) and fakes her own death but keeps coming back through the passages to try to kill the governess. She ends up kidnapping her and tying her to a rock to drown her by the tide but the millionaire ends up saving her in the end..... Does anyone know the name of this book???

Book#2
A girl meets a man while she's in finishing school, but he turns out to be a playboy and she ends up hating him.
Then she ends up marrying this really old guy because she has no relations, and the old guy was a really nice old friend who only wanted to marry her so that he could leave his money to her when he died.
He ends up getting murdered, someone pushes him down the basement stairs, and she's suspected at first but then cleared. It turns out to be the guys lawyer who killed him, because the lawyer wanted the old guys lands.
The lawyer kidnaps and tries to kill the girl, but is saved by the guy she met in the first part of the book.
Ring a bell to anyone?
